South Coast Xterminating offers customized service programs to fit your individual needs AND your budget!

Everything from just a single service to service every month... we'll do it YOUR way! We guarantee all that we do, usually for 60 days, even if it's a single service treatment.

We are happy to do single services for sugar ants, carpenter ants, spiders, sow bugs, earwigs, yellow jackets, wood boring beetles, roaches, subterranean termites, fleas, etc.

In addition to single services we offer discounted guaranteed maintenance programs such as....

Monthly Service:

On request. (Normally reserved for commercial accounts or ongoing rodent problems).

Bi-Monthly Service:

On request, $40.00 to $85.00. (Depends on service needs). See more info for Quarterly Service.

Quarterly Service:

Quarterly Service Plan Details

This maintenance program covers your home year 'round (not just seasonally) against insects and rodents. There are insects that love the moisture of winter like sow bugs, earwigs, termites and of course rodent activity is at it's highest in the winter months! Of course there ants and termites that swarm when the weather begins to warm, fleas, ants, spiders and such during the summer. Fall has it's unique set of bugs too, termites that swarm, spiders that have grown very large, and still all the summer pests too! Every quarterly service we do something different, perhaps a different product, different method of application, maybe a use of a different tool....no treatments are exactly alike as your technician determines what is needed for your specific home.

Most customers prefer service quarterly because appointments are set up to be prescheduled and on the same day as others in your neighborhood. Let me explain further, we schedule our quarterly services ahead of time so that the service will be on the same day of the month, each quarter, at the same time and usually with the same technician each time. This makes it convenient so you will always know when we are coming... no surprises! This allows you to plan for opening gates, putting pets inside, giving special instructions direct to your technician.

Speaking of special instructions, we write on your scheduled appointments anything that is specific to your house, like, treat the walkway to the mailbox each time, or treat the flower bed with the railroad ties, etc. That way if you have a substitute technician for any reason, they know exactly what to do at your house... your way! Generally, quarterly services run anywhere from $65.00 for a very small house to $105.00 for a very large house.

Special circumstances: Speaking of special instructions, we write on your scheduled appointments anything that is specific to your house, like, treat the walkway to the mailbox each time, or treat the flower bed with the railroad ties, etc. That way if you have a substitute technician for any reason, they know exactly what to do at your house... your way! It's easy to add a new special instruction or remove a note, just let us know. We are here to SERVE you. Generally, quarterly services run anywhere from $60.00 for a very small house to $105.00 for a very large house.

Special circumstances: Special circumstances like rentals, vacation homes, commercial buildings would be by estimate. Because we work with many property management companies and we are members of the Rental Owners Association, rentals get special treatment (and so do their owners). How we do the service: Our technicians use a combination of back-pack sprayers, for routine pest control and power sprayers (fixed equipment in the back of a truck), for special spider work or areas that are hard to reach. We treat for general pest control up under your eves, the siding, the foundation, up to 10 feet out around your house and special areas that you identify. We also treat your outbuildings and garages. Our technicians take time to sweep down your webs with a special "Webster" broom and take time to look at your house and identify areas that may need your attention. We also go underneath your house once a year, usually in the winter time to check for rodents and any other problems. And if there is something we think you need to be aware of, we will mail a copy of the service report to you with your invoice. (We no longer leave a copy because we don't want others to know you aren't home!) We keep all your service reports on a special external drive, so that they are always accessible and if you would like a copy, just let us know.

Invoices and billing: Although we consider every service to be "due" at the time of treatment, we are happy to send a billing to you either by email or regular mail. (We prefer email or payment from the service report as it saves paper and postage.) We also offer to automatically charge your credit card if you prefer. We accept all credit cards and debit cards for your convenience!

Contracts: We don't do contracts! Our firmly held belief is that if we are doing the right job for you at the right price you'll stay with us! Simply put, we believe in what we do and think you will too! Remember a time when a handshake was enough to "seal the deal"? Well, we still believe in an old fashioned handshake and the promise it implies.

Semi-annual or Annual Service Plan Details

Don't need us as often? This maintenance program is guaranteed for 90 days after each service, so if you want semi-annual service, for six months out of the year you are guaranteed for general pest control applications. If you only want treated once a year then we will guarantee your service for 60 days. We are flexible and are here to serve you, the customer!

For Commercial Customers

Commercial buildings offer their own set of rules and needs. We serve every industry imaginable, keeping in mind that most businesses will not want anyone else to know that they are having a pest problem. We try very hard to arrive at your commercial establishment at lower traffic times....it's not always possible, and depends a lot on the nature of the business itself. From food storage on ships, to residential care faciliites, grocery stores, motels and office buildings each and every building has specifics unique to that particular structure. Commercial accounts represent such a broad category, and as such it is impossible to cover the subject here. This is the number one reason we offer free consultations for any business. No matter what pest problem you face, we can help. As bed bugs become more and more prevalent across the nation, being found on planes, libraries, stores, beauty shops....at some point it is likely you will have a bed bug infestation if you are open to the public. It is a certainty....we have even found bed bugs in a walk-in customer's purse! Our bed bug technician is specially trained to serve you....with a host of special training, knowledge and up to the minute methods. For Property Managers

South Coast Xterminating has some unique, helpful protocols when it comes to property management. Having served the rental industry for over 20 years, we listened to your needs and developed our services from that. Going beyond just the treatments or applications for pests, we offer:

1) Specialized notification letters for your tenants.

  a) A no vacate letter that says, we will be treating your home on a particular date and time, you do not need to vacate, but please do close all your windows and doors and remove any outdoor pets from the yard.

  b) A vacate notice that says the date, time of application and the time they can return to the home. This letter also offers a contact point if the tenant has any questions about the service, they are directed to call our office.

  c) In a large housing complex, we provide notices to either be mailed or posted and the letters state, if you are having any pest problems inside, please contact your property manager.

  d) "What to expect" flyers given with most the most routine treatments so that your tenants know what they must do to prepare, what they can expect, prior to, during and after a pest treatment for best results.

2) We minimize our discussion with tenants as it is the property manager or owner that has hired us, not the tenant. While our goal is obviously to the satisfy the tenant, our further goal is to do an effective application for the most reasonable price for the manager.

3) When a tenant calls for an estimate, we direct them back to the owner or manager to make the appointment. We recognize that the ultimate responsibility is with the property manager or owner, and it is there that the determination of service must be made. Our protocol is to never accept a request from a tenant without the property manager being fully informed, prior.

4) Prescheduled appointments, normally scheduled direct with the tenant, so your tenants know exactly when we will arrive and on the date and time they are satisfied with.
